재개발 토지 교환 신청 접수
토지국은 8월 17일 산틴 테크노폴 내 지정 개발 부지에 대한 현지 토지 교환 신청 접수를 시작한다는 내용의 실무 지침 제8/2026호를 발표했다.
이번 토지 교환 계획은 약 17.7헥타르 규모의 개인 주택 개발 부지, 약 7.5헥타르 규모의 주거 및 상업 혼합 용도 부지, 그리고 약 8.8헥타르 규모의 물류 및 창고 시설을 포함한 현대식 산업 부지를 대상으로 한다.
신청서 제출 마감일은 2026년 10월 16일이다. 신청자는 2027년 8월 17일까지 확정된 기본 조건 및 프리미엄 지급 제안에 동의해야 한다. 지정된 기한 내에 신청이 완료되지 않을 경우, 정부는 신규 개발 지역의 전체 사업 일정 지연을 방지하기 위해 토지 수용 절차를 진행한다.
신청자는 기존의 개별 평가 방식 대신 표준 프리미엄 산정 방식을 선택할 수 있습니다. 적용되는 표준 프리미엄 비율은 추후 발표될 예정이다
또한, 이번 토지 교환 신청에서는 신청자가 지정된 북부 대도시 프로젝트 내에 소유하고 있는 적격 토지를 양도하여 토지 프리미엄을 상쇄할 수 있다. 정부는 양도된 토지의 가치를 토지 수용에 대한 해당 위로금 산정 기준에 따라 평가한다.
Acceptance of Applications for Redevelopment Land Exchange
On August 17, the Land Bureau issued Working Guideline No. 8/2026, announcing the commencement of accepting local land exchange applications for designated development sites within Santin Technopol.
This land exchange plan covers approximately 17.7 hectares of private housing development sites, approximately 7.5 hectares of mixed residential and commercial sites, and approximately 8.8 hectares of modern industrial sites including logistics and warehouse facilities.
The deadline for submitting applications is October 16, 2026. Applicants must agree to the finalized basic conditions and premium payment proposals by August 17, 2027. If applications are not completed within the designated deadline, the government will proceed with land expropriation procedures to prevent delays in the overall project schedule for the new development area.
Applicants may choose the standard premium calculation method instead of the existing individual valuation method. The applicable standard premium rate will be announced at a later date.
In addition, for this land exchange application, applicants may offset the land premium by transferring eligible land they own within the designated Northern Metropolitan Project. The government will assess the value of the transferred land according to the applicable compensation calculation standards for land expropriation.
