홍콩주택공사(HA), 그린폼 주택 분양 신청
시장가의 60%로 분양
.홍콩주택공사(HA)의 2025년도 그린폼 주택보조금지원제도(GSH 2025) 분양 아파트 선정 접수가 8월 25일부터 시작된다고 발표했다.
신청 자격 요건을 충족하는 신청자들을 대상으로, 각 신청 범주별 우선순위에 따라 우편 또는 이메일을 통해 지정된 시간에 콴통에 위치한 HA GSH 분양 사무소(GSH 분양 사무소)에서 분양 아파트를 선택할 수 있도록 단계적적으로 진행한다.
HA는 지난 4월, HOS 2025(주택 소유 분양 계획), GSH 2025(일반 분양 계획), 그리고 2025년 화이트 폼 중고 시장 분양 계획을 공동으로 시작하여 신청을 받았다. 세 가지 계획에 대한 추첨은 7월 10일에 각각 진행되었다. GSH 2025 아파트 선정이 8월 25일부터 시작된다.
GSH 2025 분양에는 편리한 입지를 자랑하는 신규 GSH 개발 단지인 구룡 베이의 싱치 코트에 위치한 800여 채의 아파트가 포함되어 있으며, 분양 면적은 약 26.0㎡에서 약 43.6㎡(약 280평방피트에서 약 469평방피트)까지 다양하다 또한, 약 120채의 기존 GSH 아파트와 약 400채의 신규 임차인 매입 제도(TPS) 아파트도 GSH 2025를 통해 분양될 예정이다.
주택공사(HA)는 일반 시민들이 내 집 마련의 꿈을 쉽게 이룰 수 있도록 GSH 아파트 분양 가격을 합리적인 수준으로 책정하고 있다.
합리적인 가격으로 분양가를 책정한다는 원칙에 따라, HOS 2025의 할인율은 평가 시장가 대비 30%로 책정되었다. GSH 2025에 따라 분양되는 아파트는 HOS 2025보다 10% 더 할인된 가격으로 판매되므로, GSH 2025의 할인율은 평가 시장가 대비 40%로 책정되었다(즉, 평가 시장가의 60%에 판매).
GSH 2025에 따라 분양되는 Shing Chi Court 아파트의 분양가는 약 168만 홍콩달러에서 354만 홍콩달러 사이이다.
자격 요건을 충족하는 신청자의 아파트 분양 우선순위는 신청 유형, 할당량 및 추첨 결과에 따라 결정된다. 주택공사(HA)가 발표한 공공임대주택(PRH) 정리 사업(즉, 와푸 단지의 와온 하우스, 와록 하우스, 와청 하우스, 와타이 하우스, 와킨 하우스; 초이훙 단지의 픽호이 하우스, 캄픽 하우스, 탄풍 하우스; 마타우와이 단지와 사이완 단지의 제라늄 하우스, 나르시스 하우스)으로 인해 영향을 받는 세입자 중 공공임대주택(SSF)을 구매하고자 하는 경우, 일반주택분양(GSH) 2025 사업에서 다른 신청자보다 우선적으로 주택을 선택할 수 있는 권리가 부여된다.

Hong Kong Housing Corporation (HA) Opens Applications for Green Form Housing
Sold at 60% of Market Price
The Hong Kong Housing Corporation (HA) announced that applications for the selection of apartments under the 2025 Green Form Housing Subsidy Scheme (GSH 2025) will begin on August 25.
The process will proceed in stages for eligible applicants. Applicants will be able to select an apartment at the HA GSH Sales Office in Kwan Tong at a designated time via mail or email, based on priority within each application category.
Last April, HA jointly launched and accepted applications for HOS 2025 (Homeownership Subsidy), GSH 2025 (General Subsidy), and the 2025 White Form Second-hand Market Subsidy. Draws for each of the three schemes were held on July 10. The selection for GSH 2025 apartments begins on August 25.
Hong Kong Housing Corporation (HA) The GSH 2025 sale includes approximately 800 apartments located in Xingchi Court, Kowloon Bay, a new GSH development boasting a convenient location. The sale sizes range from approximately 26.0 m² to 43.6 m² (approximately 280 square feet to 469 square feet). Additionally, about 120 existing GSH apartments and approximately 400 new Tenant Purchase Scheme (TPS) apartments are also scheduled to be sold through GSH 2025.
The Housing Authority (HA) sets reasonable prices for GSH apartments to help ordinary citizens easily realize their dream of home ownership.
In accordance with the principle of setting reasonable prices, the discount rate for HOS 2025 has been set at 30% of the assessed market value. Apartments allocated under GSH 2025 are sold at a price 10% lower than HOS 2025; therefore, the discount rate for GSH 2025 has been set at 40% of the assessed market value (i.e., sold at 60% of the assessed market value).
The sale price of Shing Chi Court apartments allocated under GSH 2025 ranges from approximately HK$1.68 million to HK$3.54 million.
The priority for apartment allocation for eligible applicants is determined by application type, allocation quota, and lottery results. Tenants affected by the Public Housing (PRH) reorganization projects announced by the Housing Corporation (HA) (i.e., Wa On House, Wa Loc House, Wa Chung House, Wa Tai House, and Wa Kin House in the Wa Phu complex; Pich Hoi House, Kam Pich House, and Tan Phong House in the Choi Hung complex; and Geranium House and Narcissus House in the Ma Ta U Wai and Sai Wan complexes) who wish to purchase Public Housing Facility (SSF) are granted the right to select housing with priority over other applicants in the General Housing Sale (GSH) 2025 project.
The Housing Corporation has preferentially allocated 350 new general housing units (approximately 40% of the total new housing supply) in the GSH 2025 project for family applicants applying through the priority housing sale system for families with the elderly and newborns. Separately, to provide reasonable purchasing opportunities for single-person household applicants, the Housing Corporation (HA) allocated 100 new GSH apartments (about 10% of the total supply) for GSH 2025 exclusively for single-person households. 2. Family applicants applying under the Elderly Family Priority Allocation Scheme and the Newborn Family Priority Allocation Scheme
