1. Sky Ace Enterprises,
금요일 'State Residence' 신규 주택 194세대 공개
홍콩 노스 포인트(North Point)에 위치한 'State Residence'는 Chow Tai Fook(1929) 관계자들이 주요 주주로 참여한 Sky Ace Enterprises의 프로젝트로 9월 11일, 194세대에 대한 분양 안내문을 공개했다.
공급 물량은 침실 1~3개짜리 유닛과 일부 특별 세대로 구성되며, 면적은 277~1,465제곱피트(약 7.8~41.1평)에 이릍다. 이 프로젝트는 New World Development(0017)의 지원을 받아 진행된다.
시행사 측은 이 프로젝트가 주요 국제 문화 랜드마크와 인접해 있을 뿐만 아니라, 2027년 상반기 개장 예정인 홍콩섬 최초의 K11 리테일 랜드마크 'STATE THEATRE by K11'과도 매우 가까운 거리에 있다고 밝혔다.
상업 시설은 4개 층, 총면적 85,000sqft 규모로 조성되며, 해당 지역의 임대 수요를 견인할 새로운 A등급(Grade A) 오피스 빌딩도 함께 들어설 예정이다.
2. 휠록 프로퍼티스(Wheelock Properties)의
'더블 코스트 III(Double Coast III)', 다음 주 수요일 60세대 분양
휠록 프로퍼티스는 다음 주 수요일 9월 16일, 분양 예정인 '더블 코스트 III'의 60세대에 대한 분양 안내문을 공개했다.
이번 분양 물량은 스튜디오 6세대, 침실 1개짜리 24세대, 침실 2개짜리 30세대로 구성되며, 면적은 249~455sqft 범위이다. 할인 적용 최저 분양가는 461만 홍콩달러이며, sqft 당 18,526홍콩달러이다.
휠록의 부회장 겸 상무이사인 리키 웡(Ricky Wong Kwong-yiu)은 올해 들어 이 프로젝트에서 254세대(약 21억 5천만 홍콩달러 규모)가 분양되었으며, 이에 따른 누적 분양 실적은 566세대(44억 8천만 홍콩달러 규모)에 달한다고 밝혔다.
그는 또한 홍콩 최대 규모 병원인 카이탁 병원(Kai Tak Hospital)이 올해 10월부터 단계적으로 운영을 시작할 예정이라고 덧붙였다. 카이탁 병원은 퀸 엘리자베스 병원(Queen Elizabeth Hospital)의 기능을 점진적으로 대체한다.
3. K&K Property의 '원 스탠리(One Stanley)' 29호,
입찰 통해 1억 4,700만 홍콩달러에 매각
K&K Property는 지난 금요일 입찰 방식을 통해 '원 스탠리(One Stanley)' 단지의 29호 주택을 1억 4,700만 홍콩달러에 매각했다.
29호 주택은 면적 3,382sqft 규모로, 침실 4개를 갖춘 구조이다. K&K Property의 투자 및 영업 담당 이사인 토니 청(Tony Cheng)은 현재 잔여 물량이 점점 줄어들고 있다고 밝혔다. 이에 따라 29호와 유사한 조건으로 구매 가능한 매물은 현재 26호가 남았다.
그는 올해 들어 이 프로젝트에서 총 26채(단독주택 10채, 특별 세대 16채)가 판매되었으며, 특히 단독주택은 모두 1억 홍콩달러를 상회하는 고가 거래였다고 설명했다. 현재까지 전체 프로젝트의 누적 판매량은 58채, 총 거래액은 62억 홍콩달러를 넘어섰다.
청 이사는 다음 주 정부가 홍콩 최초의 '5개년 계획'과 '시정 연설을 발표할 예정임을 언급하며, 향후 발표될 정책과 계획이 홍콩의 경제 및 부동산 시장 발전을 뒷받침하고 홍콩이 가진 강점을 지속적으로 활용하는 데 기여할 것으로 전망했다.
또한 그는 초고가 주택에 대한 시장의 수요가 지속될 것으로 낙관하며, 올해 고급 부동산 가격이 15~20% 상승할 것으로 예상한다고 덧붙였다.

'State Residence': 194 New Units Unveiled on Friday
Located in North Point, Hong Kong, 'State Residence' is a project by Sky Ace Enterprises—backed by key shareholders associated with Chow Tai Fook (1929)—which released sales details for 194 units on September 11.
The supply consists of units ranging from one to three bedrooms, along with select special units, with sizes spanning 277 to 1,465 square feet. The project is being developed with the support of New World Development (0017).
The developer highlighted that the project is situated near major international cultural landmarks and is in close proximity to 'STATE THEATRE by K11'—Hong Kong Island's first K11 retail landmark—scheduled to open in the first half of 2027.
The development will feature a four-story commercial complex totaling 85,000 square feet and will also include a new Grade A office building designed to drive local leasing demand.
2. Wheelock Properties
'Double Coast III': 60 Units to Launch Next Wednesday
Wheelock Properties has released sales details for 60 units at 'Double Coast III,' with the launch scheduled for next Wednesday, September 16.
The offering comprises 6 studio units, 24 one-bedroom units, and 30 two-bedroom units, with sizes ranging from 249 to 455 square feet. The lowest sale price after the discount is HK$4.61 million, or HK$18,526 per square foot.
Ricky Wong Kwong-yiu, Vice Chairman and Managing Director of Wheelock, stated that 254 units (valued at approximately HK$2.15 billion) have been sold in this project so far this year, bringing the cumulative sales total to 566 units (valued at HK$4.48 billion).
He also added that Kai Tak Hospital, Hong Kong's largest hospital, is scheduled to begin phased operations starting this October. The hospital will gradually take over the functions of Queen Elizabeth Hospital.
3. K&K Property’s 'One Stanley' Unit 29 Sold for HK$147 Million via Tender
K&K Property sold Unit 29 at the 'One Stanley' development for HK$147 million via tender last Friday.
Unit 29 features a four-bedroom layout with an area of 3,382 square feet. Tony Cheng, Director of Investment and Sales at K&K Property, noted that the remaining inventory is dwindling; consequently, only Unit 26 remains available with specifications similar to Unit 29. He explained that a total of 26 units (10 detached houses and 16 special units) have been sold in the project this year, with all detached houses fetching prices exceeding HK$100 million. To date, the project has recorded cumulative sales of 58 units, with the total transaction value exceeding HKD 6.2 billion.
Director Cheng noted that the government is scheduled to announce Hong Kong's first "Five-Year Plan" and the Policy Address next week. He expressed optimism that the upcoming policies and plans would support the development of Hong Kong's economy and real estate market, while contributing to the continued leveraging of the city's strengths.
He also added that he remains optimistic about sustained market demand for ultra-luxury homes, projecting a 15–20% rise in luxury property prices this year.
